Building in Kohala Ranch

$932/quarter ($310/month)

2,500 square feet of Roofed Living Area and must have at least a 2 car garage. 

Building in the area typically ranges from $500 to $700+ per square foot under roof, which generally covers everything from the foundation up. Additional expenses may include excavation, driveway installation, septic system, pool, and landscaping. Before construction begins, you’ll also need to budget for plan approvals from both the county and the HOA. These pre-construction costs often involve hiring a surveyor, architect, civil engineer, and landscape architect.

The timeline for getting your plans approved by the ACC and the County can vary greatly based on several factors. The first step is assembling a team that works efficiently together, which typically includes a Hawai‘i-licensed architect, civil engineer, surveyor, and licensed landscape architect. How quickly your plans move forward will depend on your team’s cohesion and your commitment to managing the process. On average, you can expect to complete and approve your plans within 1 to 2 years.

Once your plans have been approved by both the HOA and the County, and you’ve received the green light from the ACC, construction can begin. From that point, most builds take approximately 1-2 years to complete.

For lots under 10 acres, the required setbacks are 50 feet from all roads and 30 feet from rear and side property lines. For lots 10 acres or larger, setbacks increase to 100 feet from roads and 50 feet from rear and side property lines. Note: Heathers II lots have their own specific setback requirements.

Each lot is limited to one primary dwelling, with the exception of an accessory building if approved by the County of Hawai‘i.

Kohala Ranch requires landscape plans prepared by a Hawai‘i-licensed landscape architect. These plans must include plant types and sizes, an automated irrigation system, and an outdoor lighting plan. Minimum planting requirements include five 12–25-gallon trees, fifty 2–3-gallon shrubs (minimum 24″ height), fifty 1-gallon shrubs (minimum 12″ height), and 150 four-inch potted plants.

Roofs must have a pitch between 4 in 12 and 12 in 12. The perimeter outline of the home’s roof plan must include at least 12 corners. Approved roof styles are hip or Dutch gable, and permitted roofing materials include clay, ceramic, metal, concrete, or cement tiles.

The maximum allowable building height is 20 ft.

Driveways must be paved and have a width between 12 and 16 feet. Additionally, they are required to be curved, as long, straight driveways are not permitted.

Permanently constructed swimming pools may be built above the natural grade if made from materials approved by the ACC and properly integrated into the landscaping and grading design. Temporary, plastic, or prefabricated pools are not permitted above the natural grade on any lot.
